I am selling my home in Ligonier Valley, Pennsylvania. My life changed fast and quickly and ultimately means I have to leave the area. Otherwise I would have never sold this home and would have undoubtedly stayed here forever. Considering things have happened so fast, we are asking to sell for a drastically reduced price than what we intended and what the home is valued at. We were expecting $140,000.00 for the home. Current pricing is not updated, but we are willing to sell for $115,000.00. This is not a random sales pitch and honestly we will not be making much money at all selling at this price. It will just allow us to get out from the payments and move on in life. This leads to a great deal for you if you are looking for a nice home in Ligonier and it let's us move on.
(I'm making this description detailed and long because we are seriously interested in selling. If you are seriously looking for a home then you will probably appreciate all of the information I am providing, it may save you some time if this isn't what you are looking for or it ultimately may let you decide it is exactly what you are looking for. )
General Description: Cape Cod style home in Ligonier with three bedrooms. Two stories, a large attic and an unfinished large basement.
Things you will like:
The driveway: This is by far one of the largest driveways located within the town of Ligonier. It is paved and would allow parking for several vehicles.
Location: The home is located at the lower end of town allowing you to easily walk anywhere while still keeping you away from heavy vehicle traffic. This is a residential area so you will not be affected by tourists and the like who are visiting the town. You can easily walk to the Fort Ligonier Days activities yet none take place on the street. Giant Eagle is a few blocks away. Access to Route 30 is very close. You can be traveling on route 30 within a minute or so from your driveway. The street is calm and beautiful. The neighborhood is friendly and I have never experienced a single crime incident with the home in the 30 years I've been there. (though this applies to most of Ligonier regardless) If you have Highschool aged children they could easily walk to school. ( I did this myself from this home when I was in Highschool, I have lived there my entire life until this year ) Holy Trinity Church/School is also extremely close. Bus stops are close if your children are in middle school years or younger.
The Roof: Yes, the roof is only a few years old and was very expensive. It is essentially new and we definitely did not go the cheap route here.
Plenty of outdoor storage: There is a single car garage AND a shed. Both have electricity running to them. The garage isn't perfect and is a bit older but it would serve the purpose of keeping a car or your outdoor belongings just fine. The shed is useful too of course if you have more tools or toys. I never used it really, didn't have enough stuff to fill both.
The yard: The yard is a double lot. Which gives you plenty of room. There is deck outback which would help you enjoy it.
The charm: The home is an older styled one which fits with the whole Ligonier theme perfectly. The wood floors were re-finished recently as well as the steps and they turned out really well. There is a chandelier in the dining room as well as a fireplace in the living room. The whole downstairs feels open and warm. It was my favorite part of the house honestly. An additional room connects from the living room to the front of the house with a large window. You could use this room as an office or whatever you'd like honestly. Always a good place to put decorations up in accordance with the season.
There aren't many downsides to this house at all honestly.
Things you will not like:
Flood Insurance: If you are mortgaging you will need to get flood insurance but do not fret. This home qualifies for NCIP. This means your costs will roughly be $70.00 per month until your mortgage is paid off. Like I said before, I had lived in the home 30 years. Not once has flood water touched or even come close to the house. It's confusing as to why it is even required in all honestly but FEMA doesn't really care. Homes at the end of the street (towards mill creek) have experienced flooding. This home is not near that. I had a surveyor come to do an elevation certificate. The Lowest adjacent grade is one foot out of range. That combined with the fact this is on the edge and the home has not been flooded before should eliminate all worry.
The Bedroom Sizes: The sizes of the three bedrooms are listed in the features section which I put below. I am of course not sure of your family size but I grew up in this home with a family of four people and we never had an issue. They each have closets. The master bedroom has two walk in closets. I would assume this would be more than enough room. Like I said, it was never even a thought while I grew up here. I'm adding this because of the feedback from some people I know who said the bedrooms seem small.
